Adding your home to the MLS generates exposure through a network of top-notch online portals and makes your home available to all real estate agents in the Central Georgia area. Placing your home in the local MLS is extremely beneficial for Real Estate Marketing.

My marketing strategy is in advertising on Social Media platforms, such as Facebook Groups and Google+. I constantly show paid advertisement for homes on Facebook feeds and in Google Search Results. Based on the number and location of potential home buyers, I determine the best area to focus on. Narrowing the pool of home buyers down to online users that are interested in your home gives me the advantage of showing your home to the right person.

Harder Real Estate Group has partnered with major real estate websites nationwide to market your home online. The most popular 3rd party website is Realtor.com (http://realtor.com) – the nations’ largest real estate website. I place your home in specific ZIP codes to attract local traffic.

Other major websites I utilize for marketing are Craigslist and Homes.com.

Photography has never been more important to selling real estate than it is today. The markets are heating up again and demand for real estate creates demand for photography. Hundreds of new homes are listed in the Warner Robins area every week and a picture says more than a thousand words. Home sellers only get a few seconds to make a first impression to potential home buyers. To be competitive in the market and expose your home to the highest number of home buyers, I take high quality HD photos of your home.

I also take aerial photos / drone pictures of your home if permitted. Depending on the location of your home, I will take drone pictures showing your entire lot, including the surrounding area. This gives home buyers a good view of nearby schools, restaurants, lakes, rivers, and shopping centers.  

I place yard signs in front of each home we list to attract local drive-by traffic. Many times I am able to sell a home to a buyer whose friends and family already lives in the area. By making the neighborhood aware of your home being on the market for sale, I can find a potential buyer faster. My research has shown that buyers who have friends and family in the same neighborhood, are more likely to purchase a house close to family.
